How to become a Registered Home Inspector (RHI)
The RHI is the mark of excellence in home inspection, and it shows clients that you are among the best in the business. More and more REALTORS® are recommending that their clients engage a CAHPI inspector for their pre-purchase inspection.
Becoming an RHI is a multi-stage process.
The basic process is as follows:
1) Apply for and be accepted as a CAHPI Atlantic member.
First, you’ll need to become a member of CAHPI Atlantic, using the application form attached. Membership is not automatic, but is based on a point-system. Some of these points can be applied against certification requirements in Step 2.
2) Become an Associate
Before you begin practicing as a home inspector, it is a good idea to have reached the Associate level in the certification program. Associates have demonstrated that they have the knowledge required to be a competent home inspector, but have not yet completed the practical/performance examination called the Test Inspection with Peer Review, or “TIPR” (pronounced “Tipper”) or gained the experience required to be an RHI.
To become an Associate, you must pass a knowledge exam (the National Home Inspection Examination) administered by a 3rd-party agency, the Examination Board of Professional Home and Property Inspectors (EBPHI). EBPHI is not connected to CAHPI. Details on the NHIE can be obtained from the EBPHI website: www.homeinspectionexam.org
Once you have completed the exam, you’ll receive a certificate from EBPHI that can be submitted to CAHPI along with other documentation to support you application for Associate status.
When you joined the association, you submitted a couple of sample inspection reports for verification. At the Associate stage, reports are verified against the CAHPI National Standards of Practice to ensure all required elements are completed.
3) Become an RHI
The RHI is the credential awarded to individuals who have demonstrated their competence in the home inspection profession. In order to receive the RHI, you must complete the requirements for the Associate level, and also pass a performance examination (supervised live inspection of a typical re-sale home), and prove that you have completed a minimum of 250 fee-paid inspections since being granted Associate status. Since many homes in the region are wood heated, you must also complete a basic certification in wood energy appliances offered by the Wood Energy Technology Transfer (WETT) organization. Present the WETT (Basic) certificate with your application for RHI status.When all requirements are met, you will be awarded the RHI designation, and can proudly count yourself among the best in the home inspection industry.
How do I know the tests are fair?
The National Home Inspection Exam (NHIE) is a rigorous, scientifically-developed written examination that tests knowledge required for home inspectors. It is developed and maintained by the Examination Board of Professional Home Inspectors, a US-based independent industry group. The NHIE is built on the highest standards for test development and administration. The NHIE undergoes annual vetting to ensure questions are as good and as fair as they can be. However, should you wish to dispute the results of the NHIE, an appeals/challenge process is established.
Similarly, the TIPR is a rigorous test of practical skills in home inspection. The TIPR is designed to measure how well an inspector can complete a home inspection of a typical re-sale property. Performance in finding and reporting defects is tested, and the exam is scored by two highly experienced RHIs, who are able to judge the process and outputs of the home inspection.
Once again, the results of the TIPR can be appealed.
